Renting an apartment in Lima for a month: a practical guide to monthly stays in Miraflores

Every year more of our guests stay not for a weekend but for a month or more: remote workers, Canadians and Americans escaping January and February, people visiting family in Lima, and travelers using the city as a base for the rest of Peru. If that's you, here's what you need to know.

Why Lima works for a long stay

  • The time zone. Lima is on UTC−5 all year, with no daylight saving. That's the same as New York, Toronto or Miami in winter, and just one hour behind in summer. You can keep your normal working hours with your team back home.
  • The weather. When it's snowing in Toronto or Boston, Lima is in summer: January to March is warm and sunny on the coast, with the malecón full of runners, surfers and paragliders.
  • The food. Lima is the food capital of Latin America, and living here for a month means you can actually work through the list: the world-famous restaurants, but also the neighborhood ceviche spots and the markets.
  • The location. Cusco and Machu Picchu are a short flight away; Paracas and the Nazca lines a few hours by road. Weekends fill themselves.

Why Miraflores, specifically

For a long stay you want to be able to live on foot: supermarkets, pharmacies, gyms, coworking spaces, cafés and the seafront within a few blocks. Miraflores has all of that, plus the safety and upkeep that make it the district where nearly every foreign resident ends up. The clifftop parks of the malecón are the neighborhood's living room: a morning run or an evening walk with the Pacific in front of you becomes part of the routine very quickly.

What a furnished monthly rental costs

Long-term rental sites in Lima are aimed at residents: unfurnished apartments, one-year contracts, guarantors, deposits. For a stay of one to three months you want a furnished, fully equipped vacation rental with a monthly rate.

At Lima Penthouse the monthly price is simply the nightly rate with a 30% discount from 28 nights. With our 2026-27 rates that means, for two guests:

  • Low season (September to November): about USD 2,940 per month
  • Mid season (May, June, August, early December): about USD 3,528
  • High season (January to April and July): about USD 4,116

The third and fourth guest add USD 25 per night each. Final cleaning is included. You pay 50% by Zelle or bank transfer to confirm, and the other 50% on arrival. No platform fees: pick your dates on our home page and the price, with the discount already applied, appears instantly.

What you get

A three-floor penthouse on the seafront: 3 bedrooms (a king suite and two doubles) and 2 bathrooms for up to 4 people, a living-dining room with views, a full kitchen, air conditioning, fast WiFi for video calls, and a private rooftop terrace with a barbecue facing the Pacific. Enough space for two people to work in separate rooms, or for a family.

Practical notes for a month in Lima

  • Entry. Citizens of the US, Canada, the UK and the EU don't need a visa for tourism; the number of days is stamped on arrival. Check the current rules before you fly.
  • Phone. Local SIM cards (Claro, Movistar, Entel) are cheap and sold in Miraflores; an eSIM ordered before you travel is even easier.
  • Money. Cards are accepted almost everywhere in Miraflores; keep some soles in cash for markets and taxis.
  • Getting around. Uber works well and is inexpensive. Within Miraflores and Barranco you'll mostly walk.
  • Check-in is from 4 pm and check-out by 10 am; our local host welcomes you in person.
